Is my cleaning fee putting guests off?

A cleaning fee is a pricing display problem more than a cost problem. The same fee is invisible on a week and punitive on one night, and it is the main reason a listing stops receiving short bookings without its nightly rate having changed.

This shows the fee two ways: what it adds to the effective nightly rate, and what share of the total it represents. The second is the one guests react to, because they compare on the nightly rate and decide on the total.

What this assumes

  • Cost per night = turnover cost ÷ average stay.
  • Share of the stay = turnover cost ÷ (rate × average stay).
  • Assumes you pass the whole turnover cost on. Absorbing part of it into the nightly rate lowers this share and raises the figure guests compare on.
  • Where the platform shows a total price up front, guests react to the total; where it shows a nightly rate, a high fee surfaces late and reads as a surprise.
