What would this listing gross in a month?

Most back-of-envelope estimates overstate revenue in the same place: they multiply the cleaning fee by nights instead of by stays. A 70%-occupied thirty-night month at three-night stays is seven cleans, not twenty-one, and at a typical fee that single mistake adds well over a thousand to the total.

This works from the four numbers you can check against your own calendar, and shows the working so you can see which of them the answer is most sensitive to. It is gross: platform commission, tax and your own costs come off afterwards.

What this assumes

  • Booked nights = nights available × occupancy.
  • Stays = booked nights ÷ average stay, rounded down — a stay in progress has not been cleaned yet, so it carries no fee.
  • Gross revenue = (booked nights × rate) + (stays × cleaning fee).
  • Gross, before platform commission, tax and any of your own costs.
  • Rates are flat. Real pricing moves with season, weekday and lead time, so a whole year is not twelve of the month you enter.
